Authorize (1) acquisition and assumption of existing leases from Coit Hildebrand, LP, formerly known as The Hildebrand Partnership, of approximately 13.48-acres of land located near the intersection of Coit Road and Sugar Cane Way for the Adventure Landing Acquisition Project (2) increase of appropriations in an amount not to exceed $3,515,682.00 $4,792,150.00 in the Capital Gifts, Donation & Development - Not to exceed $13,655,000.00 ($13,600,000.00, plus closing costs and title expenses not to exceed $55,000.00) - Financing: Capital Gifts Donation & Development Fund ($3,515,682.00), Park and Recreation Facilities (B) Fund (2024 General Obligation Bond Fund) ($8,739,318.00), Park and Recreation Facilities (B) Fund (2017 General Obligation Bond Fund) ($300,000.00), Infrastructure Investment Fund (1,100,000.00)

BACKGROUND
This item on behalf of the Park & Recreation Department authorizes the acquisition from Coit Hildebrand, LP, formerly known as The Hildebrand Partnership of approximately 13.48-acres of land located near the intersection of Coit Road and Sugar Cane Way for the Adventure Landing Acquisition Project. This property will be used as community park in the future.
The property is improved with an amusement park offering including miniature golf, go-karts, laser tag, arcades and part rooms, batting cages, bumper boats, and soccer fields. Located in northeast Dallas, the nearest park is the Preston Ridge Trail one-half mile away to the west, and Twin Lakes Park to the south three-quarters of a mile away.
Abutting this property to the north will be the future Cotton Belt Trail which is scheduled to be completed in the near future.
The Park & Recreation Department will manage the assumption of the leases.
PRIOR ACTION/REVIEW (COUNCIL, BOARDS, COMMISSIONS)
On November 7,2024, the Park and Recreation Board authorized this item.
