BACKGROUND

 

The roof system at Jack Evans Police Headquarters has exceeded its useful life and is experiencing deterioration that poses a risk for leaks and potential interior water damage. Department of Facilities and Real Estate Management (FRM) has implemented a multi-phase roof replacement project to address these deficiencies.

 

Phase One, completed in FY24, replaced the roof on the 6th floor balcony, west side balcony, equipment roof, and included critical waterproofing work to prevent ongoing moisture infiltration.

 

Phase Two will complete the restoration effort by replacing the roof membrane and roof transition components for the main tower. This work is necessary to protect the building envelope, ensure the safety of building occupants, and reduce long-term maintenance costs.

 

Upon completion, the building will have a fully restored and warranty roof system, extending the service life of the facility and mitigating future capital expenditures for emergency roof repairs.

On January 14, 2025, the City Council authorized a two-year contract, with two one-year renewal options with Chamberlin Dallas, LLC for job order services for waterproofing and roof repairs, replacements, alteration and improvements at City of Dallas facilities, by Resolution No. 24-1763.
