Title
Authorize (1) a developer cost-share agreement with Roadside Retreat DFZ, LLC for the contribution of funds toward the warranted traffic signal installation at the intersection of Bonnie View Road at Langdon Road in the City of Dallas; (2) an increase in appropriations in an amount not to exceed $26,000.00 in the Transportation Special Projects Fund; and (3) the receipt and deposit of funds in an amount not to exceed $26,000.00 in the Transportation Special Projects Fund - Not to exceed $26,000.00 - Financing: Transportation Special Projects Fund

BACKGROUND
Roadside Retreat DFZ LLC (Developer) desires the development or redevelopment of property located at 3933 Cedardale Road, Dallas, Texas 75241 for truck parking ("Development Project"). The Development Project contributes to the need for municipal infrastructure additions or improvements, specifically a warranted traffic signal at the intersection of Bonnie View Road at Langdon Road.
Pursuant to Section 51A-1.109 of the Dallas City Code, the City has determined that the municipal infrastructure improvements have an estimated total cost of $650,000.00 and has made an apportionment determination regarding the Developer's and City's cost participation. The impact created by the Development Project requires these improvements; therefore, the Developer is responsible for providing a proportionate share of the associated costs. The Developer agrees to provide its proportionate share toward the municipal infrastructure improvements to address the infrastructure needs created by its planned Development Project, as determined by Section 51A-1.109 of the Dallas City Code, in the amount of $26,000.00.
This item will authorize a developer cost-share agreement with Roadside Retreat DFZ, LLC; increase appropriations; and receive and deposit developer funds to support the warranted traffic signal installation at the intersection of Bonnie View Road at Langdon Road.

Note: The total estimated project cost is $650,000.00. Roadside Retreat DFZ, LLC will contribute $26,000.00 toward the project. Additional developer contributions are expected as future development occurs, and any remaining project costs will be funded by the City through future appropriations.
