BACKGROUND

Dallas Water Utilities (DWU) utilizes 270 structures with approximately 1.7 million square feet of roof systems that have an estimated replacement value of $20,400,000. DWU facilities are generally exposed to more aggressive and corrosive environments due to chemicals used in some of the treatment processes. With this exposure, roof materials break down at a higher rate, necessitating frequent repair and maintenance to properly manage these assets.

In 2019, a roof assessment was performed on all DWU buildings by Terracon Consultants, Inc. Working with Terracon, DWU established a priority ranking for replacing roofs based on age and wear. This contract is Priority 1 roofs that have reached the end of their life and Priority 2 - one to two years of expected life left.

This action will authorize a construction services contract for work associated with roof replacements at 46 buildings and minor renovations of windows and parapets at the Elm Fork and Eastside Water Treatment plants.
