BACKGROUND

Since October 12, 2009, Dallas Center for the Performing Arts Foundation, Inc. (DCPAF) has been instrumental in creating one of the leading arts and cultural districts in the United States, which attracts 350,000 to 400,000 visits a year and is an economic driver for the City. The innovative "mechanical" design of the Wyly Theatre utilizes exposed elevator shafts, which have created unique challenges in maintaining operable elevators. These elevator units are susceptible to unplanned shutdowns, accelerated wear on equipment, and entrapments.

This project constitutes the capital improvements of all four elevators at the Wyly Theatre and ensures the district's priority of life safety infrastructure and continued operational success.
The project scope includes:
* Replace motors, including ring gear and worm gears.
* Replace the elevator controllers with non-proprietary equipment for easy service, diagnosing, and maintenance.
* Work to be completed in each elevator cab includes new swing returns, new buttons, new cab lights, update 2-way communication to current code requirements, new position indicators, and card reader hardware.
* General Contracting work includes electrical work in machine room, fire alarm system hook ups and upgrades, and minor patching of walls.
