BACKGROUND

TX Tenison 2023, LTD., (Developer) desires the development or redevelopment of property located at 3602 Samuell Boulevard, Dallas, Texas 75223, for Tenison Lofts, a 164-unit mixed-income affordable multi-family housing development ("Development Project"). The Development Project contributes to the need for municipal infrastructure additions or improvements, namely the relocation of an emergency siren located in the median between Merrifield Avenue and the westbound exit ramp of Interstate Highway 30 (IH-30) to Dolphin Road.

The City of Dallas, pursuant to Chapter 51A-1.109 of the Dallas City Code, determines the city infrastructure has an estimated total cost of twenty-one thousand five hundred and seventy dollars and no/100 dollars ($21,570.00) and has determined the full amount of the relocation of the emergency siren is the responsibility of the Developer. The impact created by the Development Project requires the installation/relocation of city infrastructure requiring the Developer to provide the funding for the costs for the installation/relocation of City Infrastructure.
