BACKGROUND
The Family Gateway North was built in 1988 by Microtel to operate as Candlewood Suites as a transient lodging facility. Dallas City Council authorized the purchase of this property on December 9, 2020. The building was renovated to serve as a transitional residency for emergency sheltering, and the management of the property and its programs were contracted by the Office of Homeless Solutions with Family Gateway, Inc. through a facility use agreement, authorized by City Council on August 24, 2022, by Resolution No. 22-0802.
The building, a wood framed structure with an exterior finish insulation system (EFIS) facade and composite shingle roofing, was significantly damaged during a severe thunderstorm on May 28, 2024. During this weather event the roof and interior finishes of the building sustained extensive damage.
A roof assessment, performed by Chamberlin Dallas, LLC, recommended a full-system replacement, which was completed by a work order in October of 2024. During and after the roofing replacement project, it was determined that continued water intrusion was not solely a result of a failed roofing system.
