Staff Recommendation
That the request for the construction of a horizontal rear addition to the existing main building be approved in accordance with drawings and specifications dated 8/21/2026 with the following conditions: that windows in side gables of rear addition not be paired (i.e., a single window on each side) with a minimum opening width of 20 inches, a minimum opening height of 24 inches and a minimum sill height of 44 inches above the finished floor; and that the windows on ground level be top aligned with the windows in the existing main building (on all elevations, of the rear addition). Implementation of the recommended conditions would allow the proposed work to be consistent with preservation criteria Section (c) under Facades and Section (b) pertaining to new construction and additions; City Code Section 51A-4.501(g)(6)(C)(i) for contributing properties, and the Secretary of the Interior’s Standards for Rehabilitation.
Task Force Recommendation
That the request for the construction of a horizontal rear addition to the existing main building be approved with the following conditions/comments:
1. Change the new addition’s siding to 105.
2. Replace second story window with smaller size window in compliance with the International Residential Code (IRC) - minimum [opening] six square feet.
3. Submit a window survey for windows that need replacement or repair.
4. Send a separate CA for current home, new addition, and CD for existing shed in rear.
