BACKGROUND

This item authorizes an increase in the purchase price from Andres Sifuentes, Jr., Crystal Marie Sifuentes and Baldemar Cazares, Jr., of approximately 7,318 square feet of land improved with a duplex located near the intersection of LaSalle Drive and Morrell Avenue in Dallas County, Texas, for the Cadillac Heights Phase II Project. This property will be used for future location of City service and maintenance facilities. The City obtained an independent appraisal. The increase in the purchase price is a negotiated amount which is deemed reasonable, as it will allow the City to avoid the use of eminent domain and any additional costs associated. Future relocation assistance may be necessary for this acquisition.

PRIOR ACTION/REVIEW (COUNCIL, BOARDS, COMMISSIONS)

On September 24, 2025, the City Council authorized condemnation for the acquisition of real property from Margie DeLeon for7,500 square feet of land located in Dallas County for the Cadillac Heights Phase II Project by Resolution No. 25-1576.
